The Banana Combined Development project intends to have the main city in Banana port and decentralized mini cities in Malela, Bulambemba etc. with a plan to put a housing scheme of up to 150,000 units in phase 1 and up to 750,000 units within 7-10 yearrs with modern equipment.
The main aim to decentralize administrative activities, create market centers, storage centers, modern hospitals, modern sports complex, shopping malls, schools, universities etc this will bring goods and services near the people so that their economic and social needs are serviced within their operating areas.
The Banana Combined Development project intends to have a new city and mini cities developed based on the above and the following concept:
- Cities are expected to grow in wedge shaped patterns or sectors, emanating from the core business district and centred on major transportation routes.
- Higher levels of access meant higher values and therefore many commercial activities would be carried on in the central business districs, but manufacturing units would be developed in a wedge surrounding transportation routes.
- Residential areas would grow in a wedge shaped pattern with a sector of low income housing bordering manufacturing/industrial sectors (traffic, noise, and pollution would make these areas least desirable), while middle and high income households would be located as far away as possible from manufacturing industrial units.
All this development will be structured and controlled.
